Rancho del Descanso

A natural "bowl" in the San Rafael hills provides a secluded setting for Descanso Gardens. The first inhabitants of the area were the Los Angeles basin's Gabrielino Indians. They relied on the native oaks for the mainstay of their diet, pounding acorns into meal for mush and bread.

In 1769, the Spanish explorer Gaspar de Portola arrived in San Diego and traveled northward along the route now known as El Camino Real ("The King's Highway"). He claimed the area which includes Descanso Gardens for the King of Spain. Governor Fages in turn deeded the site as part of a vast rancho--over 36,000 acres--to Corporal José Maria Verdugo in 1784, probably as a reward for loyal service.

E. Manchester Boddy
Verdugo died in 1831, and his estate was divided between his son Julio and his daughter Catalina. The property remained in the Verdugo family until 1869.

Its sale marked the beginning of a long series of transactions that involved buying, selling, and subdividing thousands of acres of land.

However the 150 acres that form Descanso Gardens today, had never been developed when E. Manchester Boddy, publisher of the Los Angeles Daily News, purchased them in 1937.

Boddy cleared the land and built an elegant two-story mansion of 22 rooms, designed by architect J. E. Dolena of Beverly Hills. This mansion overlooks 25 acres of live oak forest and a camellia-lined driveway. Boddy named his estate "Rancho del Descanso," which means "ranch of rest" in Spanish. He also purchased an additional 440 acres north of the original property, whose mountain streams provide fresh spring water for the Gardens today.

real estate investing
History of the Signorello Estate Winery:

Starting the Venture
Ray Signorello Jr. began his journey as winemaker and vineyard owner in the Napa Valley during the mid 1980's. Ray, born in San Francisco, California, moved to Vancouver, Canada where the Signorello family continues to maintain a home. Ray divides his time between Napa, San Francisco, Vancouver and business related travel. Ray's father, Ray Sr., initiated the vineyard project during the mid 1970's by purchasing the 100-acre estate located on the Silverado Trail in the beautiful Napa Valley. Ray Sr. worked side by side with Ray Jr., establishing the winery's reputation for excellence until his passing in the fall of 1998.

No Turning Back
Signorellos' original plan was to grow quality grapes to sell to existing wineries, but the harvest of 1985 changed this plan into a new level of evolvement. The bountiful crop allowed Signorellos to custom crush the excess grapes. This opportunity demonstrated what fabulous wine their vineyards were capable of producing. The project continues to grow, as do the spectacular 42 acres planted in several different varietals. Ray's continuing effort represents the invested energies that created this reality from a dream.

In 1986 the Signorellos began the second phase of the venture, this was the building of the main winery structure. This beautiful building is used for barrel storage, wine tasting and retail sales. Along with the building of the winery, wine production was expanded to include Cabernet Sauvignon and Pinot Noir. By the end of the 1980's the Signorello family was thoroughly committed to making wine as well as growing grapes.

The decade of the nineties proved to be pivotal for Signorello Estate. In 1990 the first planting of red varietals began on the property- Cabernet Sauvignon, Cabernet Franc, Merlot and Syrah.

What brought the Signorellos to the Napa Valley was the romantic side of winemaking; growing grapes, working the land, and enjoying the wine country lifestyle of camaraderie, good wine and great meals. While the Valley lifestyle is a very real part of the business, there is a serious responsibility to making a dream become a reality, both father and son realized this fact early in the endeavor.

This venture was a dream; now it is reality.

into the light

Light. The word conjures up so many phrases and images we hold in common. It can signify life and death, hope and the final end. Is there light in this city? Over the past few years it seems what little light remained was fading and failing to poke through the economic gloom. Spending much of my life as something of a contrarian, I think that is an indication the light might be at its brightest. You see, once all of the experts and the pundits declare something as settled and final, change is afoot. Detroit is dead, a relic of the 20th century, is how many of these experts would have us believe. They back up their position with reams of data and trend analysis. The problem with all of their facts is they are backward looking. They do an excellent job of placing context around what has happened, but their value in predicting the future is limited, if useful at all.

What cannot be accounted for in economic models is innovation and emotion. I figure if these models offered any type of reliable method for predicting innovation and the next big thing, their work would never be published. Instead they would keep their formula secret and get in on the ground floor of these new industries before the pesky public runs up the price. This all leads to the contrarian in me to say when all seems lost the turn around is probably near. Of course I offer no insight as to the nature of that turn around other than this; at some point housing and real estate in Detroit will become so cheap as to make it a no brainer for a variety of investors and entrepreneurs. We are already witnessing some this as Detroit is becoming something of a magnet for the creative class. This is a good thing. Innovation is often spurred by the renegades amongst us. Innovation leads to new opportunities, new businesses and new jobs. There is a light peaking through the Michigan gloom, it is a creative light.

My Co-Workers and Me, 1991
real estate jobs
This is a photo of some of my co-workers and me at Waterfront Park in Portland, Oregon in September, 1991. I'm in the center with the beard.

The occasion was an AIDS fundraising walk. We were all working at US Bancorp Mortgage Company's Real Estate Services division then. The work involved servicing mortgages. Fortunately, this was back when the bad boys who thought up the subprime mortgage mess were still pulling wings off files during recess in elementary school. To her credit, our head boss strongly supported participation in the fundraising event.

I wonder where the rest of the gang is now. I left this affiliate for a job with the parent company about two years after this photo was taken.

Some time after that, the corporate parent shut down or sold US Bancorp Mortgage Company. Any of the people in this photo who were still with Real Estate Services had to find work elsewhere. I know several of them found jobs in other parts of the US Bancorp enterprise.

Then, in 1997, First Bank Systems of Minneapolis acquired US Bancorp. First Bank Systems already had one of me in their HQ, so I received a golden parasol (you know, the kind that comes in Mai Tais), a gig with a terrific outplacement company (really) and was sent on my way.

The wheel of fortune turned again a few years later when the combined First Bank/US Bank enterprise was acquired by another bank holding company, an event I can only hope resulted in making some of the people who ousted us pound the pavement looking for new jobs.

On the whole, the folks in this photo, and scores of others not shown here, were a really nice group of people to have worked with.

Monte-Carlo

Monte Carlo (French: Monte-Carlo, Occitan: Montcarles, Monégasque: Monte-Carlu) is one of Monaco's administrative areas. The official capital is the city of Monaco, which is coterminous with the country itself.
Monte Carlo is widely known for its casino. The permanent population is about 3,000. Monte Carlo quarter includes not only Monte Carlo proper where the Le Grand Casino is located, it also includes the neighbourhoods of Saint-Michel, Saint-Roman/Tenao, and the beach community of Larvotto. It borders the French town of Beausoleil (sometimes referred to as Monte-Carlo-Supérieur).

Founded in 1866, Monte Carlo has a name of Italian origin meaning "Mount Charles", in honor of the then-reigning prince, Charles III of Monaco. The specific mountain is the escarpment at the foot of the Maritime Alps on which the town stands.

The history of the area and the ruling Grimaldi family, however, dates back centuries. The port of Monaco is first mentioned in historical records as early as 43 BC, when Julius Caesar concentrated his fleet there while waiting in vain for Pompey. In the 12th century, the area fell under the sovereignty of Genoa, which was granted the entire coastline from Porto Venere to Monaco. After much conflict, the Grimaldis regained the rock in 1295, but suffered a significant amount of opposition in the ensuing years. In 1506 the Monegasques, under Lucien, Lord of Monaco, were under siege for some four months by the Genoan army, which had ten times the number of men. Monaco officially received full autonomy in 1524, but experienced difficulty retaining power, and on occasions briefly fell under the domination of Spain, Sardinia, and France.

By the 1850s, Monaco’s reigning family was almost bankrupt; this was a result of the loss of two towns, Menton and Roquebrune, which had provided most of the principality’s revenues with their lemon, orange and olive crops.[3] At the time, a number of small towns in Europe were growing prosperous from the establishment of casinos, notably in German towns such as Baden-Baden and Homburg[disambiguation needed]. In 1856, Charles III of Monaco granted a concession to Napoleon Langlois and Albert Aubert to establish a sea-bathing facility for the treatment of various diseases, and to build a German-style casino in Monaco.[3] The initial casino was opened in La Condamine in 1862, but was not a success; its present location in the area called "Les Spelugues" (The Caves) of Monte Carlo, came only after several relocations in the years that followed. The success of the casino grew slowly, largely due to the area's inaccessibility from much of Europe. The installation of the railway in 1868, however, brought with it an influx of people into Monte Carlo and saw it grow in wealth.[3]

In 1911, when the Constitution divided the principality of Monaco in 3 municipalities, the municipality of Monte Carlo was created covering the existing neighborhoods of La Rousse / Saint Roman, Larvotto / Bas Moulins and Saint Michel. The municipalities were merged into one in 1917, after accusations that the government was acting according to the motto "divide and conquer" and they were accorded the status of wards (quartiers) thereafter. Today, Monaco is divided into 10 wards, with an eleventh ward planned (but currently postponed) to encompass land reclaimed from the sea (see the "Administrative Divisions" section of Monaco for additional details).

The quarter of Monte Carlo was served by tramways from 1900 to 1953, linking all parts of Monaco. In 2003, a new cruise ship pier was completed in the harbour at Monte Carlo.

A potentially lovely old ghost sign unfairly obscured by modern advertising for the real estate agents. Or maybe even defunct and faded cigarette advertising isn't allowed? (Photo taken June 2009.)

This is what it looks like when I connect to my iMac at home right now via Screen Sharing. Boy, the icons are hard to read! I normally just work on 1 monitor remotely at a time. I currently have 2 additional monitors plugged in on either side of my iMac...

The background is a panorama I took on a hiking trip in Rocky Mountain National Park, in Colorado a few years ago.

Army Corps Personnel Tour Passaic River Basin - 9-19-2012

A few nice real estate commission images I found:

Army Corps Personnel Tour Passaic River Basin - 9-19-2012

Personnel from the New York District of the U.S. Army Corps of Engineers discuss the operations of the Wanaque Reservoir Wednesday September 19, 2012 in northern New Jersey with an engineer from the Water Supply Commission (in the neon vest). They discussed how the reservoir is managed, which is outside the jurisdiction of the Corps of Engineers, in order to better understand how the reservoir and its operations impacts flow in the Passaic River Basin.
Ray Schembri (in blue), a longtime hydraulic engineer with the U.S. Army Corps of Engineers, New York District, took a group of USACE personnel working on the Passaic River Basin General Re-evaluation Study (including mostly engineers, but also biologists, real estate specialists and more) around the Passaic River Basin to see in person some of the major hydrological points of interest so they could get a better understanding of the basin. The study is a partnership between the U.S. Army Corps of Engineers and the state of New Jersey to evaluate and compare potential flood risk management alternatives for the Passaic River Basin. Click here to learn more about the study.
No alternatives being evaluated include alterations to the management of the Wanaque Reservoir, which is outside the scope/jurisdiction of the U.S. Army Corps of Engineers; rather personnel visited it because of its hydrological importance in the basin. Bradbury Building

The building’s exterior features brown sandstone and panels of terra cotta details.

Located at 304 S. Broadway in Los Angeles
Visitors are welcomed on a daily basis and are allowed to go up to the first landing but not past it.

The Bradbury was built in 1893. It was commissioned by Lewis Bradbury, a mining millionaire who later became a real estate developer. Sumner Hunt, a local architect, was first hired to design the building. However, Lewis Bradbury ruled against constructing Hunt’s plan as it did match his vision of grandeur. Goerge Wyman, a draftsman at Hunt’s firm, was later hired to design the building. Although Wyman was not trained as an architect, his design was inspired by Edward Bellamy's 1887 utopian novel Looking Backward which described a utopian society in the year 2000.Sadly, Lewis Bradbury died months before the building opened in 1893.
